Florida is home to seven of the 10 U.S. metro areas where homeowners association fees account for the largest share of a typical mortgage payment, according to a new Realtor.com report.
Researchers analyzed the 300 largest U.S. metro areas and included places where the share of listings with HOA fees exceeded the national average. Nationally, 43.6% of homes listed for sale in 2025 had a nonzero HOA fee, up from 41.9% in 2024 and 34.3% in 2019.
The median monthly fee nationwide was $135, though several metros in the Sunshine State far eclipsed that figure.
FLORIDA TOPS THE NATION
The Miami metro area ranked No. 1 nationwide. The median HOA fee was $617 per month, equal to 26.9% of the estimated mortgage payment for a median-priced home with an HOA.
Panama City’s metro ranked second, with median monthly dues of $532 accounting for 22.7% of the mortgage payment. Naples ranked third, where homeowners paid a median $711 per month, or 20.3% of the mortgage payment.
Other Florida metros in the top 10 were:
- Cape Coral-Fort Myers: $475 monthly HOA fee; 19.6% of the mortgage payment
- Port St. Lucie: $449; 18.9%
- North Port-Bradenton-Sarasota: $379; 14.6%
- Sebastian-Vero Beach-West Vero Corridor: $329; 13%
WHY SO EXPENSIVE?
The report points to Florida’s large share of condominium and new-construction communities as one reason HOA fees are common.
Insurance costs also play a role, while inspections and reserve requirements adopted after the 2021 Surfside condominium collapse have added expenses for many associations.
Realtor.com says it used a 6%, 30-year mortgage rate with 10% down to estimate how HOA dues compared with monthly principal and interest payments.
